·         As of today there are 832 homes on the market in Wake Forest. 

·         The average list price is $427,011 with a median price of $349,927. 

·         Homes in Wake Forest have been on the market an average of 184 days (cumulative days) – if you are an agent and would like to know how to calculate average number of cumulative days let me know and I will be glad to share.

·         There are currently 99 homes under contract.  Of these 50 have an estimated closing date of sometime between today and the end of January.

November 2008 Statistics:

·         For the month of November there were 45 homes that closed in Wake Forest with an average sales price of $289,280 and median price of $275,000. 

·         Homes sold for an average of 96% of the list price.

·         In contrast there were 108 homes in Wake Forest that closed in November of last year (2007) for an average of 98% of the list price.

Here are the month to date numbers (December 1^st – December 22^nd) from the Centralized Showing Service which handles setting up all of the showings for the Triangle MLS members. These only include homes with a Wake Forest zip code.

This chart indicates that there are the most showings so far in December in the price range of $150,000 to $200,000.  Homes for sale in this category are also having a higher number of average showings per listing at 2.7 each during the first 22 days of December which you can see from the chart below.
