Welcome to the Wake Forest real estate report for homes in Wake Forest, NC for the week of 12/29/2008. This report covers homes for sale with a Wake Forest address.

·         As of today there are 821 homes on the market in Wake Forest. 

·         The average list price is $429,424 with a median price of $350,000 

·         Homes in Wake Forest have been on the market an average of 191 days (cumulative days) – if you are an agent and would like to know how to calculate average number of cumulative days let me know and I will be glad to share.

·         There are currently 87 homes under contract.  Of these 39 have an estimated closing date of sometime between today and the end of January.

Homes that closed in the last quarter of 2008 have sold for an average of 95% of the original list price.  The average sales price per square foot has been $114.  Many sellers need to take a close look at their listing price and make sure they have it at a price that will sell.  The average list price per square foot currently is $134 which means most sellers have their home listed at a price that is unrealistic in today’s market.
