Welcome to the Wake Forest real estate report for homes in Wake Forest, NC.  This report covers homes for sale with a Wake Forest address.

·         As of today there are 856 homes on the market in Wake Forest. 

·         The average list price is $431,190 with a median price of $349,900. 

·         Homes in Wake Forest have been on the market an average of 176 days (cumulative days). 

·         There are currently 109 homes under contract.  Of these 57 have an estimated closing date of sometime this month.

November 2008 Statistics:

·         For the month of November there were 45 homes that closed in Wake Forest with an average sales price of $289,280 and median price of $275,000. 

·         Homes sold for an average of 96% of the list price.

·         In contrast there were 108 homes in Wake Forest that closed in November of last year (2007) for an average of 98% of the list price.

This week I’ve decided to include some numbers from the Centralized Showing Service which handles setting up all of the showings for the Triangle MLS members.  Here’s what I found for the month of December so far (9 days).

This chart indicates that there are the most showings so far in December in the price range of $150,000 to $200,000.  Homes for sale in this category are also having a higher number of average showings per listing at 2 each during the first 9 days of December.  Overall showings appear to be about the same as last year at this time.
